Re-lease an Eviction unit in a matter of Days, Not Weeks!

This Service Product is intended as an add-on to our Apartment Clean-out Service and is offered as a solution when dealing with a difficult Lessee or when the value of the content in the unit may be questionable.  A few electronics, furniture pieces and articles of clothing could arguably exceed a $300 valuation and, if a Lessee wanted to create a legal problem, could result in costly consequences for the property. (allowing a lessee to levy the loss of those items onto the property. This could result in costly legal or financial consequences.)

Our Pack-out Service allows a property manager to make the best of an already costly situation, by allowing turnover work to begin a day or two following a Lock-out or Skip.  It meets your legal requirements under California Code, Civil Code - CIV § 1988 

There is an additional cost for our Pack-out Service when added to an Apartment Clean-out.  A Pack-out requires some additional supplies such as boxes and packing material to protect fragile or breakable items such as electronics when the Apartment is cleaned out.  There is also a fixed administrative cost to prepare legal documents & perform the mailings as well as storage costs that will vary dependent upon the contents of the apartment.  Where the contents are valued at $700 or more, there will also be additional fixed costs for advertising, the cost of hosting the auction and required additional storage time.

 Day 1     Sheriff performs Lock-out and UPSI is notified

 Day 2     Property Staff provides unit access to our Commercial Client Staff where they will video document the unit interior for damage and content, photo catalog, and inventory the entire contents of the unit. Photo documentation and video conference calls are also available. A team will arrive typically within 48-hours and Pack-out the entire contents of the unit (excluding perishables). Once completed, the contents will be removed off-site and stored locally for the required 18 *days.

 Day 3     Unit is available to begin turnover work.

A “Notice of Right to Reclaim Personal Property Notice” and recovery information will be sent Certified mail to the last known address of the Lessee, their Personal Reference Contact provided on their lease, their last known place of employment, and emailed to them at their email address on file.  This information shall be provided to United Property Services, Inc. by the property leasing office.  Copies of this notice and proof of mailing shall be provided to the leasing office to be made available to the Lessee if requested.

At any time after the 2nd Day through the 18th Day the named Leasee may request to recover their Personal Property by contacting our office by email or phone to set up an appointment.  They may request a date and time during normal business hours (Monday-Friday from 9 AM to 2 PM) and be given a 2-hour window at the location their property is stored to recover some or all their Personal Property.  At that time, they will also be required to sign any applicable releases or documentation required, with copies forwarded to the leasing office.

 Day 19  Stored Property valued at OVER $700 will be made available for purchase through a Public Sale on an Online Auction site or to view publically, with the proceeds from the sale, if any, being returned to the property and used and applied against any move-out expenditures or returned to the Lessee.

Stored Property valued at UNDER $700 shall either be discarded and/or donated if unclaimed by the Lessee.

Public Sale

Notice of time and place of Public Sale will be given by publication pursuant to  Section 6066 of the Government Code in a newspaper of general circulation published in the county where the sale is to be held. The publication will run for no less than 10 days. After deduction of the costs of storage, advertising, and sale, any balance of the proceeds of the sale which is not claimed by the former tenant or an owner other than the tenant shall be paid to the county in which the sale took place. 

Initial invoice (typically used for the property's move-out report)should not be paid until final invoice has been issued to the property as adjustments due to the public sale can occur.
